Gota, Surroundings Hot Picks For Premium Housing Units
With the Covid-19 pandemic not likely to end any time soon, people are looking to invest in dwellings for a safe and secure life.
This has resulted in demand for housing picking up in Ahmedabad, particularly in areas like Gota, Jagatpur, Tragad and around Vaishnodevi circle (Khoraj).
According to realty experts, in the past six months around 6,000 housing units of 2 and 3-Bedroom Hall Kitchen (BHK) along with 1 BHK schemes have been launched.
Experts added that 50-odd housing projects, most of them 2 and 3 BHK, have been launched in these areas that range from 1,100 to 2,000 sq ft. The pricing of these projects varies between Rs 30 lakh and Rs 60 lakh.
Commenting on the area’s demand for affordable housing, National Real Estate Development Council (NAREDCO) Gujarat president Suresh Patel said, “Earlier, Science City area was popular among home buyers mostly from North Gujarat living in Ahmedabad. However, with property prices peaking in that area, they have shifted to areas between Vaishnodevi circle and Gota, which has ample number of affordable housing schemes.”
Patel said, “People prefer this area primarily for three reasons – price affordability; SG highway being converted into six-lane, so good connectivity to city, Gandhinagar and airport and last but not the least the availability of 2-3BHK houses in an affordable range.”
TP schemes finalised
Realtors also opine that the area will prosper in coming times as Gujarat government has finalised Town planning schemes (TPs) which has put these areas on a fast-track development.
Nagendra Rathore, a city-based realty expert who deals in both residential and commercial projects, told Mirror, “For the past six months we have observed that developers are launching affordable housing schemes in Gota, Jagatpur, Tragad and around Vaishnodevi circle too.”
Rathore added, “Along with the demand, Chief Minister Vijay Rupani’s initiative of clearing the pending TP schemes has also motivated the developers to launch the schemes.”
Realtors also opine that the stereotype of Ahmedabad’s real estate market largely driven by investors and less by end users doesn’t exist anymore. This is shifting in favour of the end users as localities such as Vaishnodevi, Gota and other areas clustered around the SG Highway are gaining prominence.
Hiren Gajjar, partner in Sharda Estate, a real estate consultancy firm, said, “The demand for 2-3 BHK among homebuyers with a limited budget has gained popularity from Gota to Vaishnodevi Circle which also covers the adjoining areas off SG Highway in this stretch.”
He added, “The prices vary from Rs 30 lakh to Rs 60 lakh for a 2-3 BHK house with the property size starting from 1,100 sq ft to 2,000 sq ft respectively. There are also a few 1 BHK schemes of 600-700 sq ft size priced from Rs 16 lakh to 18 lakh.”
Salient features of Gota and nearby areas
The area has a good neighbourhood and caters to the basic and advance needs of the residences like retail, commercial, food to name a few. There are also malls and multiplex projects proposed along with the existing departmental stores.
- Strategic location: Being nestled on a highway which is being expanded into six-lane, Gota and nearby areas offer good connectivity to other regions of the city.
- Airport and Railway Station connectivity: Gota is close to the Sardar Vallabhbhai Patel International Airport, which is just 14.3 kilometres away. The nearest railway junction is at a distance of 14 kilometres.
- Factors for current growth: Gota offers competitive property rates due to its proximity to SG Highway. Further, affordability is also one key benchmark while choosing any property in Gota. The cost of land is very less in Gota, as compared to areas like Prahlad Nagar, Thaltej, etc.
- Proposed and Planned Infra: Following the clearance of the TP schemes the AMC is planning to develop the proposed new gardens and children parks in Gota which will help the senior citizens, children and women to go for a walk. It will also help in development of green cover in the area.
